Pool and spa coverage is almost always an add-on — not included in standard plans. If you have a pool or spa, you need to specifically add this coverage and understand what it includes.
Structural. Pool shell, deck, coping, tile — not covered. These are structural and expensive ($5,000-$50,000+ to repair).
Liner. Pool liners are considered wear items or structural. Not covered.
Lights. Underwater lights are frequently excluded.
Manual and above-ground pools. Coverage typically applies to in-ground pools with permanent equipment. Above-ground pools are usually excluded.
Decorative features. Fountains, waterfalls, water features — not covered.
Cleaning equipment. Automatic pool cleaners, robotic cleaners — not covered.
Chemical maintenance damage. Damage from improper chemical balance is excluded. Maintain proper pH and chemical levels and document it.
Typical cost: $15-$50/month additional. This can be worthwhile given that pool pump replacement runs $500-$1,000 and pool heater replacement runs $1,000-$4,000.
Several companies offer pool/spa add-ons: AHS, Choice, Liberty Home Guard (40+ add-ons including pool), 2-10 HBW, First American. Coverage details and caps vary.

Keep maintenance records. Annual service (cleaning, chemical balancing, winter winterization in cold climates) demonstrates proper care and prevents “maintenance failure” denials.
If you have a saltwater pool, verify your plan covers saltwater chlorinators — not all do.
