What Does a Home Warranty Cover?
Most plans cover HVAC, plumbing, electrical, water heater, and major appliances. Coverage caps, exclusions, and what actually gets paid vary enormously - and that gap is where most surprises happen.

How Coverage Works
System fails from wear
A covered system or appliance breaks down due to normal mechanical wear and tear - not accident, neglect, or weather.
You file a claim
Contact your warranty company by phone or app. They dispatch a contractor (or approve yours). You pay a service call fee ($75-$125).
Company pays up to the cap
The company covers repair or replacement costs up to your plan's cap for that item. You pay anything above the cap.
What a home warranty is not: It does not cover damage from floods, fires, hurricanes, or accidents. It does not replace homeowners insurance. It covers mechanical failure of covered systems and appliances from normal use - nothing more.
Coverage Caps by Category
Typical cap ranges across companies. Individual plans vary - always verify the specific cap in your contract.
| Coverage Type | Typical Cap Range | Key Exclusions |
|---|---|---|
| HVAC systems | $1,500-$6,500 | Pre-existing, maintenance failure, refrigerant |
| Plumbing | $500-$3,000 | Exterior lines, drain clogs, permit/code upgrades |
| Electrical | $500-$2,000 | Low voltage, panels over certain age |
| Water heater | $500-$1,500 | Sediment buildup (most companies) |
| Kitchen appliances | $500-$1,500 each | Cosmetic damage, hinges/handles |
| Washer/dryer | $500-$1,000 | Damage from overloading |
| Roof | $500-$1,500 | Most leaks on most standard plans |
| Pool/spa (add-on) | $500-$2,000/item | Structural, liners, lights |
The HVAC Cap Problem
The most common coverage gap in home warranties
HVAC is the highest-cost item a home warranty can cover. Average central AC replacement runs $5,000-$15,000 depending on your region. A $1,500 cap covers 10-30% of that bill - and many standard plans cap at $1,500 or $3,000. The gap between what you expect to receive and what you actually get is where most home warranty disappointment originates.

Add-On Coverage
What's Almost Never Covered
Pre-existing conditions
Failures from problems that existed before the coverage start date - the most common denial reason.
Cosmetic or physical damage
Dents, scratches, and aesthetic issues. Only mechanical failure is covered.
Weather and water damage
Floods, hurricanes, freezing pipes from improper winterization, and storm-related failures.
Code upgrades
When a repair requires bringing your home up to current building code, those costs are typically excluded.
Improper installation
Systems not installed to manufacturer specs are frequently denied. A common grey area for claim disputes.
Maintenance failures
Failure from lack of maintenance (clogged filters, dirty coils) is excluded on most plans.
