HomeServe is a different product category
Every other company in this review set is a traditional combo home warranty. HomeServe sells modular single-system protection plans distributed through utility partnerships. It doesn't cover appliances. It's worth comparing, but you're not comparing apples to apples.
Our Verdict
HomeServe is the odd one out in this review set. Every other company sells one plan that covers everything. HomeServe sells individual system protection plans - you pick what you want to protect.
You've probably received their offer in the mail - co-branded with your electric or gas provider. Plans start at $3.99/month for exterior water line protection. Each plan covers one thing.
In January 2023, Brookfield Asset Management acquired HomeServe PLC for £4.08 billion. Brookfield manages over $900 billion in assets. From a counterparty risk standpoint, HomeServe's financial backing is among the best in this market.
The honest limitation: HomeServe generally doesn't cover appliances. If you want one plan covering your HVAC, washer, dryer, refrigerator, and dishwasher, HomeServe isn't designed for that.
Score Breakdown
Contract terms (7.5) reflects the no-service-fee structure and flexible plan selection. Coverage (6.5) reflects the appliance gap.
Pros & Cons

What Doesn't
- − Generally does not cover appliances

The No Service Fee Advantage
Comparison: 2 service calls in a year

Competitor ($10/mo, $100 fee)

The no-fee structure significantly changes the economics for homeowners who expect to use their coverage. The more claims you file, the more the advantage compounds.
Who It's Best For
Good Match
- ✓Homeowner who received a HomeServe offer through their utility - the offer is legitimate, the company is Brookfield-backed, and the product does what it says
- ✓Homeowner with a specific high-risk system - aging exterior water line, older furnace, gas lines - where targeted single-system coverage is cheaper than a full combo plan
- ✓Homeowner who wants to avoid service fees - if you expect frequent claims, the no-fee structure saves meaningfully over $100/call competitors
Avoid If
- ✗You want appliance coverage - refrigerator, washer, dryer, dishwasher are not HomeServe's product
- ✗You want one plan covering everything - the modular structure requires intentional assembly
- ✗You aren't in a HomeServe utility partner service area - check at homeserveusa.com before spending time on this
