Armadillo Home Warranty Review
Founded 2021. The only major home warranty company with no waiting period and month-to-month enrollment - built for the way modern buyers think about coverage.

Day Waiting Period
Coverage starts the day you purchase. Most home warranty companies impose a 30-day wait. If you're closing next week with a 12-year-old HVAC system, Armadillo is the only company where you're covered from day one.
No Annual Lock-In
No annual contract required. Test it, see if the service works, cancel if it doesn't. No cancellation penalty game. This is how a tech company would design a home warranty built from scratch in 2021.
Our Verdict
Armadillo launched in 2021. They're young - really young for this industry. The companies at the top of my recommendation list have been operating for 7 to 50 years. Armadillo has been doing this for about four years.
I was going to write that off, but then I looked at what they actually built. No waiting period. Month-to-month enrollment. No annual contract. These are real differentiators no legacy company offers.
The honest limitation is what those four years of history represent. AHS has 50 years of claims data. AFC has handled HVAC replacements in a recession. Armadillo hasn't been tested at scale under stress yet. For a new buyer at closing, Armadillo is genuinely the best option.
Score Breakdown
Contract terms (7.5) is a genuine strength - month-to-month enrollment is best in class. Coverage (6.5) is limited by the $7,500 aggregate on base plans.
Pros & Cons
What Works
- + No waiting period - coverage starts immediately at purchase
- + Month-to-month enrollment - no annual contract required
- + All 50 states plus Washington D.C.
- + Starting at $39.99/month - competitive entry price
- + Premium plan doubles aggregate to $15,000/term
- + 40+ add-on options including pool, septic, well pump, electronics

What Doesn't
- − Founded 2021 - approximately 4 years of operational history

- − HVAC cap $3,000 per unit - below AFC, Old Republic, and AHS Platinum
- − Aggregate cap $7,500 (Base/Standard) is lower than major competitors
- − Service fee $100-$150 - not the cheapest per-call option

What the $7,500 Aggregate Actually Means
$7,500 annual aggregate on the Base and Standard plans is lower than the major players - AHS's aggregate is $50,000. For most homeowners with individual claims well under $7,500, the aggregate isn't the binding constraint.
For a homeowner who has a catastrophic year with multiple large failures - HVAC replacement at $6,000 plus a water heater plus a dishwasher - $7,500 might not be enough. The Premium plan's $15,000 aggregate provides more cushion.

Legal & Regulatory History
Clean record
No enforcement actions found as of June 2026. A 4-year-old company has limited history - the clean record is a positive but limited data point.
Who It's Best For
Good Match
- ✓Homebuyer closing next week who wants coverage from day one on aging systems - Armadillo is the only major company that makes this possible.
- ✓Homeowner who wants to test a warranty without a long-term commitment - month-to-month enrollment puts the risk entirely on Armadillo's side.
- ✓Frequent movers - annual contracts with cancellation clauses are a real friction. Month-to-month solves this.
May Not Be Ideal
- ✗Older homes with multiple aging systems - $7,500 Base aggregate is limiting; consider Premium plan or a higher-cap competitor.
- ✗Anyone who needs a 20+ year track record - Armadillo has four years. That's it.
- ✗HVAC-primary buyers - AFC (no cap) or Old Republic ($6,500/unit) offer significantly higher protection.
