How BBB Ratings Work
The BBB assigns ratings of A+ through F (or "Not Rated") based on several factors:
- Number of complaints relative to business size
- Whether complaints are resolved
- Business responsiveness to complaints
- Time in business
- Any government actions against the company
- Advertising issues
Important: BBB ratings are NOT a measure of product quality — they're a measure of business practice and complaint handling. A company can be bad at paying claims and have an A+ rating if they respond to and resolve BBB complaints efficiently. That said, BBB ratings correlate meaningfully with real consumer outcomes.
Companies with Strong BBB Profiles
| Company | BBB Rating |
|---|---|
| AHS, HSA, OneGuard, Landmark (all Frontdoor) | A+ |
| AFC Home Club | A+ |
| 2-10 HBW | A |
| HomeServe | A+ |
| Old Republic | A+ |
| Liberty Home Guard | A- |
The pattern: companies with stronger financial backing and higher caps tend to have better BBB ratings. Adequate caps mean fewer claim disputes, which means fewer BBB complaints.
Companies with More Concerning BBB Profiles
| Company | BBB Rating |
|---|---|
| Choice Home Warranty | B |
| First American | B+ |
| HWA | B |
| ServicePlus | B |
B-range ratings tend to correlate with more complaints specifically around claim denials and customer service response — not surprising given the relationship between caps and claim disputes.
What BBB Complaint Volume Actually Tells You
Volume alone is misleading. A company with 5,000 complaints but 3 million customers is a better signal than a company with 1,000 complaints but 200,000 customers.
Complaint resolution rate
"Closed with monetary relief" or "Closed with explanation" vs. "Closed without relief." Companies that don't engage with complaints are a worse sign than those that dispute but resolve.
Complaint category patterns
Complaints clustering around 'product/service' and specifically claim denial are more significant than billing disputes.
Government action listing
Any state or federal government action against the company appears in their BBB profile. This is the most important piece of information in the profile.
Trending Complaint Categories
The BBB reports increased home warranty complaints in two main categories:
1. HVAC Claim Denials
Consistent with the cap adequacy problem and pre-existing condition pattern. The most costly and contested denial category.
2. Customer Service Delays
Wait times for service, claims authorization delays, technician availability gaps — predictable given competitive pressure on company margins.
How to Use BBB in Your Research
If you see "government action" listed in the BBB profile, click it. This is the most important piece of information in the entire profile.
The BBB Limitation
BBB is a self-reporting and complaint-driven system. Companies pay membership fees. The feedback loop isn't perfect. Some legitimate consumer protection concerns don't appear in BBB data because consumers don't file complaints.
Use BBB as one input among several — alongside CFPB complaints, state AG records, and actual consumer reviews on sites like Trustpilot and Consumer Affairs.
